Non recourse loan is typically used to finance
commercial real estate and similar projects with high capital
expenditures, long loan periods, and uncertain revenue
streams.

Non-recourse loan is usually carried on a company's balance
sheet as a liability, and the collateral is carried as an
asset.

A Non-recourse loan program is truly the answer to the
questions that so many investors and business owners have been

Non Recourse means that you or your estate can never lose
more than the home. Noncash contributions may be items such as
household goods, furniture, or artwork. Meaning, would a car
note be considered a non-recourse loan? Or would it have to be
specified non-recourse on the note? Meaning if you took out a
mortgage purely to purchase the loan then they cannot come
after you for any deficiency balance. But if you took out
additional loans or refinanced your primary mortgage, then they
CAN come after you for the deficiency balance.
Non recourse loan is generally limited to 80% or 90%
loan to value ratios, so the property provides over
collateralization of the actual loan.
Non recourse means if the loan goes into default and the
lender needs to foreclose, the property would be the only asset
the lender could claim. It’s similar to a non-judicial
foreclosure where the property becomes the lender’s only focus.

to insureds over the age of 70 with at least a $2,000,000 net
worth.

note-holder wants to cut its losses and avoid costs of later
litigation and rapidly declining asset value, it can approve a
short sale AND forgive the personal liability of the loan.
